Bathroom fan duct outlet inside roofspace - your views?

Postby midknight » Fri Mar 20, 2009 5:00 pm

On several new terraced houses the extractor fan pvc flexible ducting is terminating in the space above the soffit and under the tiles. There are no roof vent tiles or external grilles fitted on the soffit itself.

This is for the bathroom and en-suite shower room.

There is the soffit trickle ventilation slots all the way along the soffit.

Do you think this is good enough?

"On several new terraced houses"

Personally I'd suggest no on a practical level but the Building Inspector must have seen it and passed it as complying with regs.

It is incorrect - the extractor should terminate to the external air not within the roof space.

I wouldn't rely upon the fact the Building Control have seen it, as it may be that the house has never had a completion or that it got missed if looked like went to an eaves vent.

Lest my somewhat tongue in cheek comment be taken as saying its OK I did actually say No it isn't good enough.
