Build regs Loft room help for potential new property purchase

Hello,

I'm in the process of buying my first house. It is classed as a 4 bedroom with one being in the loft. The conversion was done by the original owners between 1991-2001 and sold to the current vendor.

My solicitor has said that there was no mention of building regs consent but it has FENSA & electrical certificates.
The room as a proper staircase fitted (no room door) a wet room and velux windows.

Where do I stand if I purchase this property? The room is structurally sound as I had a full survey done and it was build well over 10 years ago.

I would like to use it as a guest room/cinema room
Can I get this signed off if its been in place for this long? The current owner purchased this fine I guess but any advice would be great to hear!
