I have a plastic soil pipe that goes up through the house and out of the roof and has a open normal vent on top.

Can I cut the pipe off in the loft space and insert a one way air valve?
(making it possiable to remove the roof vent with leaky flashing)

Many Thanks M

In principal yes you can except that you MUST have at least one vent open to atmosphere. If this is the only soil/vent stack you have then the answer is no.

Have you considered though that if you did it then have a hole in the roof that has to be repaired the cost of which will probably be not much different to getting the flashing fixed. Just a thought.

Cheers
