ESTIMATE COST OF EXTENSION

Hey there, I live in the northeast of england and im looking for a rough estimate on what it would cost for a kitchen extention 3m -5m. The only work I need costing would be. Moving a private drain, foundations, brickwork, knock through with lintel and possibly a flat roof. All internal finish, electrics, plumbing and palstering Im subbing out or doing myself.
