Garage Roofs

Hi All: Looking at a house to buy. The garage roof, althought it has solid boards under the the usual tar-like cover has had some leakage. Some of the boards are damp and spongy. Anyone have an estimate on how much to repair? It is a about a 9x12 garage size.

obviously without knowing the exact situation I would say approx £1000 plus vat if the dimentions are 9x12 feet.
