Roof Repair due to Damp and Flat Roof to Pitched

Hi there is a house I am interested in buying but before we put in an offer we would like to get an idea of the possible cost of repair to the roof. There is a very damp wall in side and out and we believe it may be caused by slated not over hanging. Apparently the owners have had issues with this wall for years so we think there may be damage to the rafters if it's been like this for that long. We can't get into the loft as the hatch is only big enough for a child to get through! Also there is a flat roof with a concrete top that is causing damp to the wall it joins too as well as the ceiling of the flat roof. What sort of cost are we looking at to fix this all so we can take it from the asking price. Many thanks
