    The ultimate question...how much can I extend

    Hi everyone,

    I have heard about the permitted development and building upto 3m from the rear wall of the building. My local authority said not to extend beyond 3.65m including the external wall. Ideally I wanted to extend upto 4m excluding external walls.

    I showed 5 architects and all except one said I cant build beyond 3.65m.

    The last Architect said that I could build upto 50% of my garden (surrounding land). My garden is 144sqm. The new extension at 4m will be 40sqm. I will have 32sqm for future extensions ie first floor or loft conversion.

    Is the architect correct?

    Does anyone have any ideas whether I can build upto 4m?

    The 50% coverage of your garden is for buildings ancilliary to the use of your dwelling house - not for habitable accommodation.
