Very Low Hot Water Pressure

Post by anton » Wed Jan 14, 2009 8:37 pm

I have an indirect unvented hot water system. (Flamco)

Recently the hot water from any outlet has been dropping steadily.

The water is very hot but no pressure, a mere trickle after an initial surge of water, all taps are reduced to a trickle after about 2 seconds.

We have a hot water tank on the first floor, the boiler is in the garage on the ground floor, all valves are fully open and the cold water pressure is very good as it has always been, there is an expansion tank fitted to the hot water system near or adjoining the tank.

No work has been carried out and until recently the whole system was working fine. The house/system is about 4 and 1/2 years old.

Is there anything obvious I can try before calling in a plumber.

I've tried turning off the hot water output from the tank, then running off the water in the pipes before restarting but no joy.

Any thoughts would be much appreciated!!
