Dear All
My husband and i are thinking of redoing our current flat roof. We moved into the house 3 years ago and have always enjoyed the use of the flat roof decking put in place by the previous owners. We are unsure of its age and know that replacement is definately needed as the decking itself is so out of date (planks of wood rather than proper decking materials). The roof is above the kitchen and the downstairs bathroom and we have had no problems with leaks or cracks. Can somebody help to give us ideas of questions we need to be asking builders or roofers regarding this project - we have no idea of the cost for the job the area is 15ft x 20ft. Does anyone know if we need to get planning permission for replacement?
Ummm, i had a case like this a few years ago. My clinet replaced his flat roof decking and a neighbour (whom probably didn't realise it was there before) complained to the council. He was told he had to apply for planning consent whcih was then refused and he had to take it all up.

I assume you have a wooden decking laid over the waterproofing as a decorative feature?
Rather than referring to the wood under the waterproofing?
Assuming it is above you will need timber decking boards.
Do a Google search for timber decking boards and this will keep you right.
I suspect the smart ply / OSB answer misunderstood your question or I have misunderstood your question in which case the first answer is acceptable given the limited information.
