Hi.
I hope somebody will be able to give a bit of advice??
We purchased our property last June. It has a conservatory which was built in 2002 that we have now found out was built over the existing foul waste drains! The drains are only 300-400mm below the surface and consequently the drain has collapsed - sending raw sewage into our neighbours garden!!
We were given a Lack of Building Regulations Indemnity Policy from the previous owners when we purchased the property, and now need advice as to who we can contact to pay for any remedial works.
We have had a quote from a contractor to block off the existing drains, and install new drains further away from the conservatory, but obviously this is quite costly and if we can recoup some (if not all) of the cost, then that would be fantastic!!
Surely someone is liable for the fact that the conservatory was built contrary to building regulations!?!?
Any advice would be great! Thanks. Lisa

Contact the insurers name given in the policy and probably the solicitor who handled the conveyancing for you.
