LOFT CONVERSION

We had a loft conversion done some years ago, it was not done by the building regulations spec , however it does have a fixed wooden staircase but the staircase was put in the third bedroom of the house which was only a very small box room bedroom. I would like to know when i sell my house can i still sell it as a three bedroomed house ? or would it have to be sold as a two bedroomed house ?
