What to look for in a builder.....

Just trying to decide on a builder....

Got a few options, but the one who has given the best price (IMHO) is also available the earliest !! which rings alarm bells. I have spoken to people who have used him and seen his work and can't fault him !

What questions should I be asking ? eg. have you Liability insurance
