Andy Patmore, Award winning Construction Manager and self-build expert, finds himself constantly being asked questions about house building, such as: How much will it cost? Where can I buy land? How easy is it to get planning permission? Andy realised there was a need for a self-build book that was set out in a clear and simple, easy-to-understand style. So he decided to write one!

Calling on his 35 years of experience in the building industry, Andy Patmore produced the book, 'Build Your Own House - The Keys to Self-Build Success', which guides the reader through each stage of house building in a practical, step-by-step guide.

'Build Your Own House' was first published in April 2014. At the launch event he was joined on the night by Tim Farron MP, the President of the Liberal Democrats, Mr Farron gave his support to the project and delivered a witty and insightful speech on the future of housing in the UK.

The following week the book was featured at 'Grand Designs Live' at ExCel London, where Andy promoted and signed copies of his book, it proved to be the best selling self-build publication at the show.

With a real passion for house building Andy Patmore is currently managing several housing schemes in the North West. Recognising that housing does not stand still, Andy is working on a pilot series for television. Hosting the programmes himself from a real site in the North of England. 

What is the aim of the book?

'Build Your Own House' is intended to give step by step, easy to understand but effective information on how to self-build in the same manner as professionals.
It is not intended as a technical publication, but to be used as a guide to enable you to have the knowledge required to manage the construction of your own home.

My house building experiences have been extensive and include:-

  • Speculatively building single and multiple dwellings
  • Project Managing dwellings for private clients
  • Managing vast housing projects

I have site managed the construction of many dwellings and other structures across the UK giving me a clear understanding of varying ground conditions and materials which are sometimes unique to the locality. It would be impossible to write a book covering every aspect of constructing a house, from the initial concept to moving in. It would also be impossible to personally carry out the entire task yourself. So the aim has to be, how can you best manage your own project?

There’s a fairly rigid procedure that needs to be followed. It would be foolhardy to choose your bathroom tiles before you have had your plans approved for example. It is important that your approach to overseeing your building project is based on an understanding of the construction requirements as covered in this book, and some basic common sense. The book is also written in the same sequence as you would build your project.


We deliver throughout the UK and standard delivery times are 2-5 working days. We try to exceed this delivery time wherever we can. We also offer a express delivery service when available giving a next working day service if ordered before 1 pm (10 am for Eco Solutions products). Confirmation of delivery will be made on receipt of the order. 

We will always try to exceed our stated delivery times where possible or dispatch orders for delivery on the next working day after our cut-off whenever possible. 

Our returns policy allows you to return any item if it is not what you require within 14 days of receipt. This is as long as it has not been used and is returned in its original undamaged packaging.

Our range of products is reduced to focus on products that are essential, or safe to pick and dispatch. 

Delivery times will be extended by up to 5-7 days as we deal with orders while following government distancing guidelines. 

Bank Holidays

We do experience an increase in orders over Bank holidays which can lead to delays in processing orders. We will endeavour to dispatch all orders as quickly as possible. If there are any potential delays we will contact you directly to inform you.

Free Delivery:

Where products have been quoted as having free delivery or delivery included, this will not apply for Northern Ireland and the Highlands and Islands due to the excess delivery charges incurred reaching these locations. Delivery costs can be seen by entering your postcode into the basket. 

Why do we charge delivery?

A great many of our customers purchase multiple products, so if we build the delivery charges into each item we will in effect be charging delivery on every product in their basket. We think it is fairer to charge a single delivery cost for the contents of the whole basket once. Some products do have delivery included; this is typically because they are dispatched from another location, generally direct from the manufacturer, as there are restrictions to how they can be delivered due to their size, or if they are liquids, for example.
