I have recently bought a house with a small 2.5 x 2.5 metre kitchen extension with a flat roof. With the heavy rain at the weekend it has started dripping along a crack next to the skylight. Climbing on the roof, it seems to have been patched before with squares of roofing felt and had sand and cement laid along the seams. There is one small area of puddling.
I'm thinking of painting over it with Thompson's Roof Seal but realise that it might just be a temporary fix. I'd like to get a bit of preliminary advice before contacting a trades person as they usually talk the job up a bit and judging their competence can be difficult.
Depending on budget available, you can either replace the OSB Board and apply a new felt roofing system(would probably choose felt as it is not such a large area).
The other option is to apply a liquid coating over the top. This will solve your problem for 5 to 10 years. Liquid Coatings are excellent for complex detailing especially around details such as skylights.
