For a while now I have had some damp patches appear on my wall and I was wondering if anyone could offer any advice as to why they are there or what has caused them. My guess could/would be issues with the rendering/dashing, that if it has cracks or problems then it would seep through. Or maybe the guttering/drainage issues above?
I've attached 2 images, but if anyone can offer any advice before I get someone else in then it would be greatly appreciated.
