Low Roof Pitch on Summer House Conservatory With Standard Concrete Tiles

Hi there

I'm looking to buy a house from a developer and the roof pitch on a 'summerhouse'/conservatory extension seems very low. It currently has standard concrete tiles on.

I'm concerned of water ingress, particularly when it's wet and windy.

It's currently unclear if the structure has passed building regulations, but with something so obvious, if it has done will that mean that the roof is ok or would this not be considered by building regs? (Ie. perhaps there may be some form of waterproof layer underneath the tiles.)

Apologies for what is probably quite a simplistic question - I'm a bit of a novice to this!
