newbie needs help with garage conversion

Hi, first off i better point out that i'm a complete newbie on this,
so basically my plan was to start up an online aquarium business in my garage, i made all the plans (took me about 6 months)
then when i had a meeting with the council who said i might need planning permission.
i phoned them up and they said yea you need planning permission, :(
i then checked the deeds of the house and it says i can't run a business from home :cry: it goes from bad to worse.

it's an online business though so i won't have any customers comming to the door or deliveries.

how can i get round this
is there some appeal or something i can do?

i also noticed this on the deeds:

the property is transferred without any title guarantee or other convenant for title

the developer went bust, i'm not sure who the succesor is or if there is one for that matter?
