Roof leak or condensation causing full length water marks?

I have full length water marks appearing on the plaster at the top of a chimney breast on both sides. The old fires have been closed up and the chimney has been flaunched, there is a side vent on the chimney at roof level but no internal vents. Is this likely to be a roof leak (i.e. failed flashing) or condensation? I seem to be getting differing views.

Most likely to be water from above but not possible to define the cause from your images.
