Hi

Please see the attached picture of the roof vent

Is there a problem there? is it ok to leave it as is or should we think about a repair?

Any opinion would be greatly appreciated! Cheers! ;)

Hi.
Well it's not right is it. The thing is, that if it's leaking in that position, there's likely to be wood rot in the eaves, rather than any visible sign inside.
So it must be worth getting it checked out.

It looks like several tiles and the vent were dislodged in a storm. You ought to attend to this. Your local roofer will be able to reseat the tiles and make sure that the flashing is ok. Best not to leave it, water damage would be alot more expensive to fix.
