What’s causing this random damp?

Hi all,

I’m wondering if anybody can tell me what’s causing this random damp in my bathroom?

It came about 2 weeks ago (or at least that’s when I noticed it) and has stayed the same since.

I’ve got some images below and some of the outside.

I live in a ground floor flat. I’m not sure what information would be helpful so anything you want to ask to help diagnose, please do.

Most likely cause is snots of mortar in the cavity.

Most likely cause is snots of mortar on the wall ties in the cavity.
