ICON 23 t - Bolier -No hot water/heat

ICON 23T Combi. We have no hot water or Heating.

The boiler fires up when we switch the hot water tap to full but only warm water comes out. Then the boiler flames gives up !

We are in a hard water area. The pipes do have a de scaler inhibator on it.

Not a DIY job call in CORGI engineer, too many variables to answer with so few details, probably why I am the only one to answer.
