Do the waste pipes go under the floorboards ? leak from waste ?

Also worth check for cracks in the bottom of the toilet bowl.

The plumber is right though - either lift floor boards or cut out a section of plasterboard from the kitchen ceiling to find the leak. There's no other way.

If the ceiling is wet but the floor (when you remove the panel) is dry then it MUST be under the floor. You'll have to take some boards up.

Cheers
