I am considering building a very small (4ft x 11ft) conservatory to fill in the side return on my single storey kitchen. Due to the pitch of the existing kitchen roof I am going to have to cut into the roof with the conservatory roof to gain enough headroom. For this reason - and also keep the build simple I am planning on a flat roof over the conservatory with insulation and plasterboard. The rest of the structure will be windows on a dwarf wall and a single door. Access will be via from the kitchen existing double opening external door. There will be no fixed plumbing or power.
I know this is a how long is a piece of string type question - but am i Likely to require building regs for this structure? Will it be seen more as an extension than a conservatory? (I ask this because of the roof). I know it does not require planning as it falls well within permitted development anyway.
I'm not an expert on planning permissions but there are a lot of resources on the internet that might help - if you don't want to get in touch with any local authorities etc. Is your building/anything nearby listed?
My main area of knowledge is flat roofing, especially EPDM so let me know if you have any technical questions about that whilst working on your conservatory.
