Mystery Leak in Downstairs Bedroom Where Floor Meets Exterior Wall

Hi all,

We’ve had a leak in a downstairs bedroom that we can’t seem to fix. Rain water is coming in where the floor meets the Exterior wall in below ground bedroom. Window has been resealed twice and no improvements. A hidden rain gutter pipe is in that wall, so I’m thinking there is an issue with the pipe inside the wall. It also looks like the pipe has a drip before it reaches the ground drainage pipe (you can see algae on the wall where it drips), but I can’t tell if it’s significant enough to cause this much water to get inside. Any advice would be much appreciated!
